DETERMINING ACREAGE FROM DESCRIPTIONS

How are property descriptions deciphered? We read left to right until we reach the period. To locate
property or define its area when reading a property description one begins at the end of the property
statement and work your way back to the beginning.

Example: Locate and determine how many acres are in the property located at N / 2, NW / 4,

SW / 4,SE / 4, Section 15 of T4N,R4E, Principal Meridian Base Line.
Solution: Locate:
a) Begin at the end of the description with Principal Meridian and Base Line then work
your way back to the beginning of the description. This defines the coordinates that
control the Township location. T4N,R4E (Township 4).

b) Next locate T4N,R4E which is Township 4 North (of the baseline) and Range 4 East (of
the Principal Meridian).

c) Locate Section 15 in the Township T4N,R4E. This section consists of 640 acres. Refer
to Figure 9.8 and Figure 9.9 above.
